What to Do When Your HVAC Unit Leaks

Dec 14 ,2017

If you notice unexplained pools of water around your HVAC system, don’t ignore them. They could be a worrisome result of a unit that’s leaking, and you should address the problem as quickly as possible to counteract any damage that may have already occurred. Plus, standing water isn’t good for your floor, so it’s best to find the source of the water and put a stop to the leak immediately.

Not sure how to do that? Here are some easy tips for troubleshooting a leaking HVAC unit.

Check to See If an Indoor Coil Has Been Iced Over

During this cold weather, it’s possible that an indoor coil inside your HVAC unit may have frozen. Once the ice on the coil starts to melt, it can result in a messy leak around your unit. You can fix the problem by paying attention to the coil and noticing when it freezes, then monitoring it as it melts so that the leak doesn’t spread or cause damage to your home.

Look at the Overflow Drain Pan

Every unit comes with a metal or plastic drain pan, and over time, they can corrode. This causes leaks, so inspect yours for any holes or cracks that might be allowing water through.

Identify Any Clogged Drain Lines

Clogs can occur in the pipes attached to your unit, so it is important to regularly clear them of any mold or other blockages. This will prevent leaks and keep your system running smoothly. If your drain lines continuously clog, even with regular maintenance, you might need to install an overflow shut-off device that will prevent water from seeping into your house.

Figure Out If Your Unit Was Installed Properly

Sometimes, HVAC companies don’t install a unit properly, which can lead to plenty of problems, including troublesome leaks. It might be a matter of loose pipe fittings or an uneven unit. Either way, it’s best to call a professional to help you figure out what went wrong during the installation and how to address the problem.
